Questions to Ask Anyone You List Your Home With
There are over 5000 members of the MLS in the Triad and each has a wide
range of experience and skills. No matter who you choose, you should feel
confident of their abilities and knowledge of the market.
Q - How long have you been in business?
A - You want an agent with at least five years of experience. Newer agents,
although eager lack the experience of getting homes closed.
I have been closing homes in since 1996. I am an award winning agent with
an above average level of production and consistently beat MLS averages.
Q - How many listings do you have?
A - You want an agent that maintains a listing inventory. With 5000 members of the
Triad MLS and a typical 12,000 listings most agents don't have any and perhaps
never have. An agent that does not carry listings will not have the experience of
working as a listing agent. Your home is too valuable to let someone learn the
process on.
I maintain an inventory of 10 - 20 listings. I work to help sellers get their
home closed. Since starting in the business in 1996 I have focused on
working with sellers.
Q - I would prefer to have exclusive representation with all buyers. Will I
have to sign a dual agency agreement?
A - You do not want to sign an Dual Agency Agreement. It will legally require your
agent to NOT REPRESENT YOU in the transaction. more
I do not offer Dual Agency, I believe that since you are going to pay me, I
work only for you. You deserve to know that no matter what, your best
interest are going to be protected.
Q - What kind of guarantee do you offer?
A - Typically agents will require you to sign a 6 month contract and will not let you
out before that for any reason or with out charging you some kind of release fee.
I will allow you an out if you are not 100% happy with my services.
Q - What is your commission rate?
A - Although there is no standard or fixed commission rate, you will find that 6% is
going to be very common in every market place.
I charge 3.5% total commission no matter who sells the home. I offer a fair
broker fee and give you, the seller the chance to sell your home at a lower
price.
