Is this a limited service firm?
No. I offer full service to my clients. That means your home in MLS, negotiating
contracts, coordinating inspections, financing, closing and all other details of the
transaction.
What is a limited service firm?
Limited service firms offer to put your home in MLS, but do little or nothing else.
Leaving you to wade through the process by your self. It is up to you to negotiate,
verify financing, decide which repairs are necessary, and ensure a prompt closing.
How much do you charge?
There is a one time listing fee of $99 to cover administrative overhead. Then at
closing a total broker fee of 3.5%.* You will not pay more than 3.5% at close. I offer
the other agent 2.5% and my firm keeps 1%.

Yes, my homes get shown and sold. At any given time at least a third of the
properties in MLS are offered at 2.5%. It is up to you to. You can offer more to the
other agent and still save.
Buyers agent exist to sell listings. There are over 5000 Realtors in the Triad, and
some 12,000 listings. Most agents only sell homes and do not have listings. The
MLS gives you access to these buyers agents and their pool of potential buyers.
Can agents refuse to show my home?
In the information age buyers find homes themselves. Agents can no longer steer
clients to or from listings as they are no longer the sole keeper of information.
Buyers will find your home and an agent that will show it to them.
Is my house in the same MLS as other houses?
There is only one MLS in the area. The Triad MLS is comprised of the agents in
Greensboro, High Point and Winston-Salem. There are over 5000 active members.
All of them will have access to show your home.
Do you do the paperwork?
Yes! I maintain the file. I will prepare all North Carolina Bar approved documents
needed to list your home and see it through to the close.
Do you negotiate for me?
Yes! I will only work for you and your best interests. My firm does not offer dual

contact. I will communicate with the other agent and communicate with you. I will go
over offer and give advice.
Do you make the appointments?
I have a full time appointment service. They schedule all appointments with you to
your specific instruction. You will not get calls from agents or clients.
How long have you been in real estate?
I was licensed in 1995 and have been marketing homes full time ever since. I started
my career at Prudential Carolinas where I co-founded an award winning team that
ranked in the top 10% of Prudential agents nationwide.
Then I moved to Allen Tate. When I left to pursue my own firm I was number one in
units listed, number two in closed units and number three in units closed in my office.
I am well trained in the job of marketing homes and will provide you the level of
professionalism you expect and deserve.
*Also, you may list your home at a higher commission rate and the 3.5% would change. The individual fee for
each transaction is negotiated and agreed to by all parties at listing.
